Back Garden Log Cabins - Planning Permission Updates Ireland

If you've been putting off looking into a back-garden cabin because of planning permission, this week's news might be exactly what you were waiting for.


On Tuesday, 21st April 2026, the Irish Government approved a new rule that allows homeowners to place a modular home in their back garden without needing to apply for log cabin planning permission at all. The Cabinet signed off on it at their weekly meeting, and it covers structures up to 45 square metres in size. That's comfortably large enough for a fully functional one-bedroom living space.


So What Does This Actually Mean in Practice?


It means no planning application, no waiting, and no uncertainty about whether you'll get approval. You just need to meet a few straightforward conditions, and you're good to go!


What Are Those Conditions?


Your back garden needs to be at least 25 square metres. The cabin has to meet standard building regulations. There must be a separate entrance, and the cabin has to sit a minimum distance away from the main house. You also need to be the owner-occupier of the property; this exemption isn't available to landlords or investors. Finally, you'll need to notify your local council that you're using the exemption. This is a simple form rather than a full planning process.


What If You Want to Rent It Out?


This is where it gets even more interesting! The Government also confirmed that these back-garden cabins will fall under the Rent-a-Room scheme. That means if you rent the space out, you can earn up to €14,000 a year from it completely tax-free. The rental arrangement works on a licence basis rather than a standard lease, which is worth being aware of before you go down that route.
